Condominiums And
Apartment Buildings
People live here. Garage ramps, resident parking and the walkways between them get cleared and treated every day of the event, not once when the storm ends.
A Residential Property Never Closes
A commercial lot empties at six. A condominium does not. Residents leave for work before dawn, come back after dark, and expect the ramp, the parking and the path to their door to be passable the entire time.
Underground garage ramps are the single most important surface on the property. They are steep, they hold meltwater and they refreeze overnight, so they are cleared and treated first and checked on every visit.
Clearing resident parking is a coordination problem more than a snow problem. We work with the board or property manager on a section schedule and notices, so whole rows get done properly instead of plowing around parked cars all winter.
What We Handle
- Underground garage ramps and entrances
- Resident and visitor parking areas
- Internal roadways and fire routes
- Walkways from parking to every building entrance
- Stairs, landings and accessible ramps
- Garbage and recycling room approaches
- Amenity and mail room entrances
- Transit stop and sidewalk frontage
Clearing Priority
Agreed with the board or property manager before the season.
| Area | Why it comes first | Timing |
|---|---|---|
| Garage ramp | Steep, holds meltwater and refreezes. The highest risk surface on the property. | First, and checked every visit |
| Building entrances | Every resident crosses them several times a day. | Before the morning commute |
| Walkways to parking | The route residents actually take, which is not always the main path. | Before the morning commute |
| Fire routes | Must stay passable at all times. | Maintained throughout |
| Visitor parking | Needed for deliveries, care workers and contractors through the day. | Early, then as needed |
| Resident parking | Cleared in sections on an agreed schedule with resident notice. | Per the section schedule |
| Garbage room approach | Used daily and easily blocked by a plow windrow. | Each visit |
Grounds Through The Summer
The same crew maintains the property through the growing season. Grass cutting, bed maintenance, pruning, mulch, spring and fall clean-ups, and the seasonal planting at the entrance that residents actually notice.
Boards get a written scope and a schedule they can put in front of owners, so what is being paid for is clear at the AGM rather than a line item nobody can explain.
Enhancement work such as new beds, armour stone, walkway repairs and tree planting is quoted separately so it can be approved on its own.
